What are Modular Homes?
Modular homes come with all the features of a conventional stick-built home. The primary difference, however, is where they are built. While stick-built homes are constructed entirely on site, modular homes are built in sections at a factory before they are shipped and assembled on site. Because construction in a factory takes place under controlled conditions, modular homes are able to offer better quality in a shorter period of time, at a more affordable price.
What are the Advantages of Modular Homes?
- Better Quality: Building materials are protected from exposure to the elements, and offer greater quality through standardized procedures and on-going factory based inspections. Construction techniques are also far more precise due to climate and quality controlled conditions that factories provide.
- Strength: Modular contruction generally have a better strength to weight ratio and structural performance.
- Time: Climate and quality controlled construction results in minimal weather delays. Also, housing and foundation construction can occur simultaneously to save time. Typically, modular homes are delivered to the site in 8 to 10 weeks, and only require another 4 to 10 weeks for on-site finishes.
- Cost Efffective: The cost of materials and labor for a modular home is substantially lower than that of comparable site-built homes.
- Flexibility: Standard 14' wide modules can be combined in a number of ways to create a variety of interior spaces and exterior forms. Interior and exterior finishes may be customized according to the client’s needs and preferences. After a client's house is set on the foundation, it can be further enhanced with a porch, balcony, deck, sunroom, garage, etc.
- Energy Efficiency: A modular home is typically better insulated than stick-built homes because of precise construction techniques and better-quality materials. Spray foam insulation, combined with precise construction techniques minimizes air leakage through the building envelope. Modular homes therefore have lower air/moisture infiltration rates and dampness issues, and consequently, less heating/cooling overhead.
- Integration of Wiring and Electrical Devices: Modular homes may be prewired under factory-controlled conditions for basic electrical, or a better quality installation of a fully computerized system.
